Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.

*4 night minimum over Spring Break & major holiday weeks (Christmas, Thanksgiving, Winter Break, Memorial Day, 4th of July, Labor Day), as well as during high season: 5/15-through Labor Day Weekend

*3 night minimum over other holidays

Weeknights = Sunday-Thursday

Weekend Nights = Friday & Saturday

Cleaning Fee of $375 per stay, Santa Cruz County occupancy tax of 14% & $30.00 damage protection waiver fee added to each booking (for major damage), $500 security deposit required to insure our home is well taken care of (smoking, bringing pets &  exceeding guest limit are all automatic forfeitures of security deposit and grounds for immediate eviction)

Please be advised that any excessive cleaning (over 3 hours), deemed necessary by our professional housekeeper, that results in an additional charge to us, will be deducted from guest's security deposit at a rate of $60 per hour. Additional laundry charges may be incurred as well for excessive staining of bed linens. If linens must be replaced due to staining, this will be deducted from your security deposit 

Regretfully, we must enforce a strict NO PETS ALLOWED policy, this includes service & emotional support animals, due to host's severe allergies

NO SMOKING OR VAPING ALLOWED IN OR AROUND UNIT,  INLUDING INDOORS, DECK, CATWALK AND FRONT DOOR.  If you must smoke/vape, please do so on the beach or out front, at least 50 feet away from the front door and our neighbors units.

MAXIMUM OF 8 GUESTS, REGARDLESS OF AGE

Violations of the above rules will result in an automatic forfeiture of security deposit & possible eviction without refund
